Deed from Sarah Wampey to Mark Root

To All People to Whom These Presents Shall Come: Greeting
Know you that I, Sarah Wampey, of Farmington in Hartford County for the consideration of twenty-two pounds, ten shillings lawful money received to my full satisfaction of Mark Root of Farmington in said County do give, grant, bargain, sell, and confirm unto the said Mark Root, his heirs, and assigns forever one certain piece or parcel of land in Farmington, aforesaid, called the Indian land and is the 27th Lot in number lying west of the common field and contains five acres, one rood, and fourteen rods with a dwelling house standing thereon, and is butted and bounded as followeth, west on highway, south on land of said Root, west on land of Timothy Root, north on land of Amos Barnes.
To have and to hold the above granted and bargained premises with the appurtenances thereof unto him, the said Mark Root, his heirs, and assigns forever, to his and their own proper use and behoof.  And, also, I, the said Sarah Wampey, do for myself, my heirs, executors, and administrators, covenant with the said Mark Root, his heirs, and assigns that, at and until the ensealing of these presents, I am well seized of the premises as a good indefeasible estate in fee simple, and have good right to bargain and sell the same in manner and form as is above written, and that the same is free of all encumbrances whatsoever.               
And, furthermore, I, the said Sarah Wampey, do by these presents, bind myself and my heirs forever to warrant and defend the above granted and bargained premises, to him, the said  Mark Root, his heirs, and assigns against all claims and demands whatsoever.

Personally appeared Sarah Wampey, signer and sealer of the foregoing instrument, and acknowledged the same to be her free act and deed before me, Noadiah Hooker, Justice of the Peace, Hartford County for the District of Farmington, February 13, 1792
